East Coast Masonry was approved to perform emergency chimney brick repair on 05/26 22. The City utilized the Rhode Island state master price agreement #52 contract to perform the repair. See the photos below for scope and progress updates.

Project notes:

This project will address water infiltration issues at the PEMA building and repair areas damaged by water on the interior and exterior of the building. The work includes building envelope investigation and repair as well as repairs to concrete, masonry, drywall, and finishes.

  • Address the roof of the overhang feature to drain water such that it does not damage the sides and soffit.
  • Repair façade panels where they are peeling away from the structure. Replace panels as necessary.
  • Clean soffit and front side of overhang feature of water damage. Ensure soffit light fixtures are drained of water.
  • Repair concrete soffit above side door

  • Repair parapet flashing.
  • Remediate areas of ponding on lower roof.

Interior

  • Repair areas where drywall shows water damage below windows, approximately 60 square feet. Replace wet insulation as needed.
  • Investigate and repair infiltration issues in window assemblies.
  • Patch and paint wood window sills and baseboards where damaged.
  • Repair cracks in basement foundation at areas of water infiltration.
  • Repair basement crawl space wall which is failing. Secure existing piping to the wall within the space
