Prokol Polymers UK working with United Living & their Client Clarion Housing reviewed plans for the demolition & new build regeneration on the Eastfields estate in Merton London. However, there was an immediate concern with water ingress to a number of properties where existing jointed mineral felt roofs were becoming very problematic. The landscape of roof application at Eastfields are vast and interconnecting across all blocks, Clarion with United Living decided in the best interest of their tenants and the environment and whilst planning for the new build was in the pipeline they would deal with the water ingress issues immediately by instructing a high performance seamless liquid roof overlay application, creating a single tanking continuous swimming pool liner basically across the entire estate blocks.

Prokol Rocathaan 260 FR is fast cure (20 seconds) fully moisture tolerant, Hydrophobic Pure Polymer seamless spray hotspray liquid membrane.

On overlay applications it’s a single one coat membrane system 3mm dry film thickness or DFT, the 260FR has 1950% elongation for constant bi lateral elongation in extreme temperature conditions, from - 50 degrees to over 250 *C. It has warrington fire certification to EN13501 -5 & T4 system certification when used in thermal upgrade applications, however the 260FR has been air tested to show the seamless membrane will slow down the energy release massivley as part of the membranes air tightness physical properties.

Also the membrane is fully breathable so any trapped moisture is released as part per million vapour through the membrane, 260 FR also has independent KIWA certification for accelerated UV degredation through standing ponding water over 25 with zero effect. The 260FR pure polymer actually out performed KIWA test equipment, it’s a test most liquids will never pass.

Existing Roof History

The existing roofing waterproofing system on the buildings at Eastfields Estate comprised of a multiple jointed mineral felt system over asphalt, it had numerous repair attempts and patching which we believe was to chase around water ingress problems. Prokol are unaware if the asset owner was aware that to retain any felt waterproofing system warranty you must service & maintain the felt, this required maintenance would have been impossible as the roof membrane had a bed layer of stone aggregate applied over the entire roof system so maintenance would be impossible making the warranty null and void.

Mineral Felt Requires Ongoing Maintenance & Strict Maintenance Records Which Are Mandatory Requirement - Failure To Comply Means The System Warranty Is Void

All other roof membrane systems require regular routine maintenance to support the waterproofing membranes life span, this includes but is not limited to- clearing the roof water outlets - remove any moss/algae or plant growth etc. This is to avoid dying plant growth in warmer months pulling when dying and shrinking the fire protective aggregate from the 98% flammable oil bitumen base that felt comprises of. As you can see maintenance is paramount to the longevity and warranty of any felt system. Felt or bitumen as a product is classed as a frozen liquid which in turn reverts back to liquid state at high temperatures. The aggregate also acts as a protective layer (when no foot traffic is applied) against the heat, unfortunately as a porous profile, felt holds moisture longer encouraging the type of plant growth negative to the warranty. With heavy rainfall the aggregate can be lost through outlets causing blockages and will create more standing water. Mineral Felt is not a fit for purpose system for frontline primary waterproofing due to its vulnerabilities, need for ongoing maintenance and additional costs for the life of the warranty. The main problem Prokol surveyors have seen when looking to carry out precondition reports when leaks occur is the problem of roof access, if you cannot get access you cannot maintain and that’s where maintenance free products are far beneficial.

The New Regeneration Works Commence

Prokol Polymers approved applicators UKG began preparation to regenerate the existing the old roof felt with a new seamless direct overcoat application of Prokol Rocathaan 260FR liquid waterproofing. By creating a fully tanked swimming pool liner type membrane with key benefits such as no joints, zero maintenance for life and chemically resistant against plant growth acids and acids found in bird waste.
