The Village at Vistancia Welcome Home

Welcome to Vistancia! We're thrilled to have you join our diverse community. We'd like to share some helpful hints, as well as our backstory, to help you get settled.

The Vistancia master-planned community began development in 2004. The master plan consists of four distinct communities: The Village at Vistancia, Blackstone at Vistancia, Trilogy at Vistancia, and our newest edition: Northpointe at Vistancia.

CCMC provides management services to The Village and Blackstone out of the Mountain Vista Club, while another company manages Trilogy. Residents of each community enjoy their exclusive amenities and lifestyle programming. The final lifestyle community, Northpointe, is set to open in early 2021.

The Vistancia Maintenance Corporation, exists to service and maintain the Discovery Trail, the community entrance waterfall, landscaping along major arterial roads, and the 404-designated washes. CCMC also manages VMC. Since the amenities maintained by this entity are for the benefit of the entire master-planned community, The Village, Blackstone, and Trilogy all contribute to VMC’s annual operating and reserve budgets.

Resident Services

Access ID Cards: Access ID cards grant residents access to the community's amenities. Cards can be used to open facilities at the Mountain Vista Club and the Foothills Center, including pool areas, the basketball gymnasium and the tennis courts. Residents of Acacia Grove and Primrose Estates will receive a second card granting access to the neighborhood's pool and spa facilities.

Membership & Dues: By purchasing a home in The Village at Vistancia, residents become members of the Vistancia Village A Community Association and are responsible for paying quarterly assessments. Assessments are due on Jan. 1, April 1, July 1 and Oct. 1.

The preferred payment method allows for payments to be automatically withdrawn from your checking or savings account each quarter. Stop by the Association Office to pick up a sign-up form and return it to the office or the address listed on the document.

Governing Documents: As a member of the Association, you agree to a set of rules and regulations put in place to protect the integrity and beauty of the community. In The Village at Vistancia, those guidelines are set in the governing documents, as well as policies and resolutions enacted by the Board of Directors.

Design Review: New homeowners understandably want to add personal touches and make their new house their home, but they should be aware that almost all exterior changes to a property, such as painting, pool installation or landscaping modifications, require approval by the Design Review Committee.

Parking: Parking on the street is allowed during daytime hours, but overnight parking is prohibited. Street parking enforcement is conducted between midnight-5 a.m. Fines will be assessed for repeat street parking violations.

Maintenance: If you notice something in the community that pertains to a maintenance concern, we want to know. Please go online and fill out a maintenance concern form.

Mountain Vista Club

The Mountain Vista Club features three pools for residents to enjoy, including a heated lap pool, slide pool (summer only), and oasis pool. The amenities are open 5 a.m.-10 p.m. daily throughout the year. The pool area is not available for rentals or private parties, though the Association will occasionally use the area for special events. The Mountain Vista Club is the center of activity for The Village at Vistancia. The complex consists of office buildings, a clubhouse, a card and craft room, a game room, an aquatics area, a basketball gymnasium, tennis courts, pickleball courts, a playground, and more.

Foothills Aquatic Center

In addition to the Mountain Vista Club, residents also enjoy access to the Foothills Center on the community’s northern boundary. This facility features a heated lap pool and a small playground for children. The pool is used by the Vistancia Vipers swim team, as well as water aerobics groups.

Event Lawn

Home to many outdoor events and programs, the Event Lawn features an open green space, stage area and children’s playground. In addition to events, the lawn is also used for outdoor fitness and sports classes throughout the year.

Discovery Trail

The 3.5-mile Discovery Trail offers a lighted path to leisurely stroll through Vistancia. The trail integrates seamlessly into the community, winding from one end to the other, providing easy access to concrete pathways through adjoining neighborhoods. For safety and convenience, the trail travels beneath all major roadways, so you never have to cross a street. Along the trail, you’ll discover a number of stops and sites, including Solar Park, Cottonwood Park, an adobe fort playground area, main entry waterfalls and more. These amenities are maintained by the Vistancia Maintenance Corporation for your enjoyment.

Events & Lifestyle

At its core, an Association is a collection of structures, homeowners, rules and guidelines. What sets our Association apart is the vibrant lifestyle we’re able to offer our residents.

Part of that comes in the form of the first-class amenities you’ve just read about. But the bigger part of it is our ability to bring like-minded people together to live, work and play.

Each year, the Association hosts a number of community events designed to offer fun for the whole family. Residents have the opportunity to enjoy a variety of activities, events, programs, clubs, and classes throughout the year. We encourage our residents to get involved through our Lifestyle services.

This past year, we have hosted events centered around our community, special occasions ,holidays, and seasons. We've gotten extra creative with workshops, DIY projects, classes, outdoor pop-up events, and creative activities. The Lifestyle team works intently to provide engaging and memorable experiences for our residents.

Classes & Clubs

Regardless of your interests, there’s likely a class or club for you. And if not, we’re always open to new ideas and suggestions! From cards to painting or music, we try to offer a little bit of something for everyone.

Residents looking to stay active can enroll in a number of fitness programs offered by the Association. Each class is led by an independent contractor.

Facility Rentals

Clubhouse | Card and Craft Room

The MVC clubhouse offers rental space for residents and their guests to host private functions, as well as for Association-sponsored events and programs. For more details regarding pricing and availability please see our lifestyle services page through CivicRec, linked below.

Acacia Grove and Primrose Estates Sub-Association

Vistancia Parcels A28 and A29 are known as Acacia Grove and Primrose Estates, respectively. Unique to The Village at Vistancia, these neighborhoods feature a mixture of rental properties and traditional homesites.

Homeowners in these neighborhoods belong to the Vistancia Village A Community Association, as well as a sub-association, the Vistancia Parcels A28 and A29 Community Association. They pay an additional quarterly sub-association assessment, which funds street sweeping and maintenance of aquatics facilities, common area landscaping, private alleyways and guest parking area.

Residents of Acacia Grove and Primrose Estates enjoy access to private amenities, including swimming pools and spas. Access is shared, and amenities are accessible with a neighborhood-specific Access ID card.

Residents are encouraged to connect with the Association to stay up to date on news, events and community updates. You can find us on a number of online platforms, including the following resources.

Website: This is the central hub for residents of The Village at Vistancia. Review governing documents, view meeting agendas and minutes, submit requests, see an events calendar, search local businesses, and more.

eNews: Two email newsletters, one focused on lifestyle and the other on community news, are distributed weekly. This is the best way to know what’s going on in your community. Special edition and neighborhood-specific emails are also sent as needed.

Vistancia Living: The community’s official magazine, Vistancia Living, is published monthly and mailed directly to homeowners. With articles from the association, the City of Peoria, local schools, and more, this publication is packed with relevant, engaging and entertaining content.

Social Media: Social media allows for people to connect in new, innovative ways. The Association maintains an active presence on social media, providing residents with not only important news updates, but also fun, engaging content.
