Company

Loken Construction is a closely-held company and Jay (the President) does all the estimating, sales and project management, working each phase of every project from the initial bid to punch list and close out. He is a third generation craftsman whose construction career spans over thirty five years, starting as an apprentice carpenter, the last twelve years at the helm of Loken Construction.

All carpentry work on our projects is performed "in house" and includes; concrete foundations and flat work, framing, door and window installation, exterior siding and trim, interior trim, and cabinet installation. The carpenters on staff are professional, prompt and efficient. Consequently, we control the schedule and the quality of our completed projects is second to none. The subcontractors we employ have been hand picked over time and work with us on every project. They are familiar with our systems and produce the quality of work that we are known for.

Owner

Jay C. Loken is a third generation craftsman (carpenter) and has trained and worked at all levels in his thirty+ years in the industry. Starting at the age of 15, apprenticing under a friend of his father's, Jay became a journeyman by his nineteenth birthday.

Then, off to college, graduating with a degree in Construction Engineering at Montana State University. He was project manager of the award-winning Tropical Rainforest Exhibit at the Woodland Park Zoo. In 1992 Jay founded Loken Construction, specializing in home remodels and custom home construction. Loken Construction is now in it's seventeenth year of business successfully building and remodeling homes throughout King County.

Kitchens are one of our specialties, and we have built over 50 of them in the past 20 years. Loken Construction utilizes the design expertise so Jay Loken (President) and the craftmenship of our long-term employees and kitchen specialists.

Process

Relationship: The success of your project depends on the team (owner, architect and contractor) assembled, and their ability to work together to accomplish your goals. Whether you have a completed design or an idea that needs development, Loken Construction has the experience, know-how and the talented craftsmen to get your job done efficiently and cost effectively.

Conventional: Conventional construction is when an owner hires an architect who develops the design and produces the construction documents for permitting, pricing and construction. We have relationships with several architects that consistently ask us to competitively bid their projects. A good portion of our workload is acquired in this process.

Negotiated: Clients also bring project ideas or needs to Loken Construction, and we assist in finding an appropriate architect. Working as a team through the design process, we lend our construction expertise in keeping the scope of the project in line with the budget. We then negotiate a fixed price contract for construction. These projects stay on track and have excellent results. A highly recommended method of doing business.

Design/Build: In the design/build concept, our company is responsible for both the design and the construction of the project. This is a viable option when projects are fairly straight-forward with minimal design needs. We utilize this method predominately in basic kitchen remodels; the changing out of kitchen cabinetry with minor reconfiguration. We've done many of these projects very successfully. The customers love them, and so do we!

Cost Plus: Buyer beware! This is a variable amount of money whereby the homeowner pays everything over the contracted sum. This is great for the contractor because the owner assumes the risk. The cost plus work we do is limited to repairs and handyman-type projects, many times related to dry rot, where the extent of the damage is unknown.
