Cottage Typology Studies

A Modular Grid and Evolving Plan

Venacular cottages have traditionally evolved, or grown over time, to allow for the changing programmatic needs of a family as well as stylistic transitions as cultures changed and adapted to new influences.

Loyalist Cottage Concept Typology A

The A (Gable end) Typology is seen as an evolving cottage residence that can start in its purest form as a single room shelter building and grow over time into a high-style vacation compound retreat.

Core Structure Diagram

The Echostone 6” insulated concrete wall system is used to create the Primary building Core or envelope (including a concrete flat roof “lid” for storm shelter classification). Secondary structures of wood construction utilizing time tested vernacular methods and materials will complement the core structure. This core can be used for both Typology A (Gable end) and the Typology B (Hip Roof) options.

Typology A “Base”

Typology A - Base

The base cottage, with painted concrete walls and single wood framed porch, allows for the most efficient and cost effective phase of the typology. Window and door locations are designed to allow future growth such as filled-in-porches, additional porches and an architectural “skin” which can be added over time. Attic access for storage is provided in the concrete cap.

Entry Elevation - orientation is influenced by site, context and adjacent structures.
Concrete walls are supported by thickened edge slab on grade or continuous footing with raised, conventionally framed floor when elevated conditions are required for floor elevations. Porches are constructed on isolated footings and CMU piers.
Entry Elevation - Stair location allows for the front door to move as the building grows.

Side Elevation - false panel in center allows for future conversion to doors onto porch. Panels below window allow for conversion to doors if required without cutting concrete walls.
Side Elevation - attic gable will be framed for future window.

Typology A

Typology A

The Typology A unit is an A “Base” with added architectural skin: exterior details and windows to access the attic 2nd floor. An interior stair is also added to access the attic 2nd story space for storage or sleeping room.

A1 Concept Sketch

The first evolution in the programmatic growth of the Cottage. The porch has two bays “filled-in” to create an additional sleeping room and is extended around the side. The front door moves to the left bay. With stair access to the attic, this A1 concept can be a three bedroom typology.

The side windows and false panel are converted to doors onto the new porch. Some windows may remain to reduce cost or can be moved to the next phase.

Typology A1 Dormers

Typology A1 Dormer

The Dormer option adds both gable-end dormers and shed dormers to provide more usable volume (550 sf) in the attic space. Various combinations of dormer types allow for a variety of architectural character in adjacent units.

Gable dormer and shed dormer can be added to one or both roof sides to allow varying use of 2nd floor and to maintain PV panels.

The porch is continued around the entire core building and an additional public or private room is added within the bays (filled-in-porch). An additional 200 sf on the side in-fill and 100 sf on the rear in-fill (extra space used as additional kitchen, bathroom or equipment)

Typology A3

To increase program for a guest suite or office space, a connected secondary wing is added using Echostone wall system and conventional framing porches. The wing can be a hip roof for simplicity or a gable roof for additional storage and to allow variety in form.

An additional detached outbuilding is added within the modular grid to act as separate guest suite, office or utility building to supplement the primary building’s program.
