Building Analysis - Harbor Court

Building and Site Features

The Harbor Court building was completed in 1994 near the end of a local Japanese investment boom. The project was intended as a luxurious gateway to downtown. The building consists of 120 luxury condos, 18 floors of commercial space and there are several restaurants and retail spaces located on the ground floor plaza. It also includes one of Honolulu’s largest covered parking garages with 853 parking spaces, most of which are public stalls.

Harbor Court was designed by architect Norman Lacayo. His influences for the design include Egyptian motifs as seen in the monumental ground floor plaza entry, art deco forms, Hawaiian ponds, and an overall tiered form that is “sun oriented” to interact with light and shadow. Harbor Court one of the most creatively designed residential condos in Honolulu and it is pleasing to both the user and passerby.

Harbor Court is one of Hawaii's important architectural pieces, designed by Norman Lacayo, who is acknowledged as possibly the most important Honolulu architect during the late 20th Century. One of the great things about the Harbor Court condos in Downtown Honolulu is that the 1st 13 floors are purely parking spaces. That means that your views begin, at the very least, 14 floors up. When you're in a condo close to the ocean, that's a great place to start.

Private Condo Features

The 01 units feature two lanais, one connected to each bedroom. The penthouses on the top four floors have glass enclosed areas, perfect for spectacular sunsets

Angled living rooms, stunning floor to ceiling views, are intended to accentuate movement of light through the unit.

Bedrooms are separated by the long living areas for privacy and sit at opposite ends of the unit. Both master bedrooms are spacious and each has its own private en-suite bathroom.

The “01” penthouse units are generously appointed two bedroom units with harbor views and large curved lanais that connect the master suite to the living room. The 01 units feature two lanais, one connected to each bedroom.

Remote controlled privacy shades can be opened or closed with a press of a button to set the mood or block the dazzling afternoon sun. Solar panels charge the upper shades while bottom shades are easily charged via usb.

The Bottom Line

Positives: Great design and amenities, central waterfront location, large units with spacious lanais, gorgeous architecture and flow. Pet-friendly (some restrictions). Dedicated, secure covered parking with 24-hour security and doorman.

Heart of the art district. Prime cbd location near beaches, shops and entertainment. Wal-mart, Safeway, Target nearby, as well as high end shopping in Waikiki, minutes away. Great walking score, future light rail transit station planned just blocks away. Primarily, owner occupied building, within 15 minutes to HNL airport. Uber and ride-share friendly.

What’s not to like?

If you can find anything even slightly underwhelming it might be parking and ev charging. The resident parking is integrated with municipal parking and requires that a resident drive up several levels before reaching their stall. This is admittedly, entirely subjective as an argument can definitely made for the top-notch security of the parking and residences because of this distinction.

If you are this discerning, it might concern you that PH4101 currently only boasts one included parking stall, although it is in a most desirable location very near the elevator entrance. Lack of ev charging could be a deal breaker, but installation of a stall charger can be arranged with the association, if necessary. Additional parking can also be arranged, if necessary.

Conclusions: very few downsides to becoming a full or part time resident here at Harbor Court.

A true haven for local professionals or digital nomads opting for a work-from-home paradise.

There is an adorable doggie park across the street for walking small dogs.
