Welcome home.

Johnson Ranch is located at the heart of San Tan Valley and is home to nearly 30,000 residents. We couldn't be happier to welcome you to the neighborhood.

While we can't fit everything into these pages, we hope this will get you started as you settle into your new community.

THE ASSOCIATION

What is an HOA?

Owning a home in Johnson Ranch means you are part of a Homeowners' Association (HOA) called the Johnson Ranch Community Association. Homeowners pay assessments quarterly for the benefit of the community.

An Association is governed by homeowners who elect a Board of Directors. The board has hired CCMC to manage the daily affairs of our community — they're the ones you'll call when you have questions about payments, events, parking, and more.

COMMUNITY STANDARDS

Community rules.

All Johnson Ranch homeowners and residents must abide by community rules and regulations that keep our neighborhoods safe and maintain our property values.

The first time you forget a community rule, you'll typically get a courtesy notice. If you break the same rule again, you'll receive a violation letter and a fine.

The goal of our community standards team is to help you be compliant with community rules. If you ever have questions or concerns, you can call our office at 480-987-8073.

Top three violations.

We get it, everyone makes mistakes — here are our top three suggestions for avoiding a violation.

  1. Keep your vehicles parked in your driveway or garage. Overnight street parking and parking in your landscaping are prohibited.
  2. Keep your yard tidy and weed-free. Well-kept landscaping looks great and will help you to avoid yard maintenance violations.
  3. Put your trash can away if it's not trash day. Trash cans should be stored by Thursday each week.

Home and landscape modifications.

If you ever want to update the exterior of your home — whether it's a paint job, new landscaping, or a structural change — you need approval from the Association.

We have detailed instructions, easy-to-use online forms, and a staff ready to answer your questions about the "design review" process.

UTILITIES

Trash service.

Trash and recycling pickup are already included in the assessments homeowners pay each quarter — you don't need to call to start service.

Have questions about trash services, or want to schedule a bulk pickup? Contact Waste Connections of Arizona at 480-983-9100.

Hint: Bulk trash pickup is on the third Wednesday of each month and must be scheduled at least 48 hours in advance.

Fire service.

Here in San Tan Valley, you are not automatically covered if there's a crisis and the fire department needs to help you. Without coverage, you can be left with a lofty bill after an emergency.

To get covered, you'll need to subscribe to Rural Metro, the local fire service. You can get started by calling 1-800-624-5835.

LIFESTYLE + FUN

Amenity access card.

There's more to Johnson Ranch than rules and utilities — all the fun starts with your amenity access card! These cards give you access to our community amenities, including three pools and two tennis courts.

To request your amenity access card, visit our online forms center. Homeowners will need to complete the amenity access card request form for their tenants.

When your card is ready for pickup, you'll receive an email notification to pick it up from our on-site office during regular business hours.

Community events and activities.

From food truck nights and educational seminars to holiday celebrations and blood drives, there's more than one way to enjoy the Johnson Ranch lifestyle.

You'll need to register for most community events and activities. You can see everything we've got planned on our online community calendar.
