MC Financials

Transparency in all things is how Keller Williams operates its business. At Keller Williams, our books are open to our associates. On a monthly basis the market center financials are reviewed by our Associate Leadership Council (ALC, a group of top producing agents in the office that help to lead culture and business decisions.) Many of our associates participate in the office financial planning and learn principles they can apply to their own businesses.

Profit Share

The Keller Williams profit share model was designed to reward associates for building the company. Your profit share is generated from the owner’s profit, not from agent commissions. The program allows any Keller Williams associate, affiliate broker, or employee the opportunity to participate in the profits they help generate without assuming any financial risks. The system is built to honor growth. You are vested after three years, and your profit share can be passed on through generations by willing it to a designee.

KW CARES: Keller Williams associates fundraise for KW Cares in order to provide emergency financial assistance to members of the KW family.

RED RELIEF: Red Relief is a non-profit relief fund set up to help communities when natural disasters strike. They were one of the first donation and relief centers set up here in Houston during hurricane Harvey.

RED Day: RED Day, which stands for Renew, Energize and Donate, is our annual day of service. Each year on the second Thursday of May, we celebrate RED Day as a part of our legacy worth leaving. Making a difference in the lives of others and bettering the communities that we serve lies at the heart of the Keller Williams culture. This observance defi nes who we are and is a natural extension of our commitment to the highest level of professional customer service. Over time, a growing number of our family members and friends continue to participate in this extraordinary event. It embodies the generous spirit and commitment associates have to “giving back" to the cities and towns they live and work in.

Divisions within Keller Williams

Cost of Doing Business

Cost of doing business is usually the top question on an agent's mind. The challenge is that most people refer to that as a split (i.e. 80/20, 90/10 etc...), where the agent takes a portion of each commission and the broker keeps a portion. The reason Keller Williams discusses splits by cost of doing business is two-fold: 1. the cost of doing business is predictable 2. cost of doing business is a value exchange, not a fee. Our goal is to teach our agents to be business owners with predictable growth attached to value.

The most common number we hear when an agent is setting financial goals is that they want to take home $100,000--which is a very achievable goal. To break that down: after taxes and expenses one would need to make around $150,000+/- in gross commission (minus, taxes, expense, etc...) to net $100,000

As you can see the cost of doing business is much more than we realize as we put ourselves on goal to achieve the financial freedom that real estate provides. It feels like we earn more but in the long run the cost of doing business is great. Imagine as you grow, your cost of doing business with that broker is also growing. Under this model if you doubled your business, it will be costing you over $60,000 just to do business with that broker.

Under the Keller Williams model we have a cap to the amount of money that you pay to the broker for the cost of doing business. Our total cap at KW Platinum is $18,000 Market Center Cap and $3,000 KWRI Franchise Cap for at total of $21,000 cap (cost of doing business). You pay into your cap via a 64/36 split. Under the same above concept for earning $150,000 in gross commission.

We look at our agents as having the capabilities to grow their business at an exponential rate with our coaching, training, technology, systems, models, CGI, events, conventions, and leadership. Now, imagine you have doubled your business--in the former model it would have cost you $60,000 with that broker and under the KW model it would have still only cost you $21,000. We provide models that are agent centric, predictable, and business focused.
