Global Diving & Salvage was contracted under J2 Building Consultants, Inc., to perform pile repairs to 119 pilings at Spinnaker Bay Condos, an over-water complex on Lake Washington.
Before Global came onto the scene an inspection was conducted and it was discovered that the pilings supporting Spinnaker Bay Condos were showing signs of deterioration. Global was then hired to do the repair for all 119 pilings.
This 6-person team is now deep into the job and has the operation down to a T.
They have increased the number of pilings they complete each day from 3-4 to 5-6 on average. The team has been working their way down one row (also known as a “bent”) of pilings at a time and have now wrapped more than half of the pilings.
The Process: Clean, Wrap, Grout...Repeat
The work begins through cleaning and prepping the pilings. A power washer is used to clean each piling, ridding it of sediment that has built up over the years.
Additionally, pre-work precautions were taken such as adding in a silt skirt around the perimeter of the site in order to ensure any loose silt doesn't spread throughout the lake.
The work on each piling begins by digging 2' down with an air lift from the bottom of the pile.
Following this, rebar is placed on the pile as well as a "collar" at the base for structural support.
At this point, the wrap goes on and 6 inches of epoxy grout is poured at the base (known as a bottom plug).
Once the bottom plug has had time to settle and dry, the grout is poured in and given time to cure.
This photo shows one completed pile (left) and two in process (middle & right). The two incomplete pilings have had rebar placed on them and are ready to be wrapped.
We Love to Hear it!
The clients and owners of the property have expressed they are very pleased with Global and with the way this project has unfolded.
This job has gone exceptionally smooth thanks to all those working hard to ensure the project has been timely, safe, well-organized and efficient.
Since mid-July, this job has continued to successfully carry out the restoration of the structural integrity of Spinnaker Bay Condos and is on track to be completed in December.
