Getting Started

Amenity Access

As a new resident, your first step should be to register for amenity access so you can enjoy everything Daybreak has to offer. Click 'Amenity Registration' below, and follow the steps listed to make an account on RecDesk and receive Kisi access. This account allows you to sign up for special events, group fitness classes and other programs.

Assessments

The Daybreak Community Association assessment pays for the operation and upkeep of all common areas and common amenities in Daybreak such as landscaping, pools and the Daybreak Community Center. Assessment fees also include internet through CenturyLink. For more details on assessments and the community budget, visit the finance page of our website. Those who live in a Sub-Association or Benefited Service Area will have separate dues for additional amenities and services.

Payments

Assessments are due on the first day of each quarter on January 1, April 1, July 1 and October 1. Quarterly statements are mailed to residents before each due date, or you can opt for electronic statements. We accept checks in our office, or you can place a check in our after-hours dropbox. Internet

The Association has contracted through CenturyLink to provide fiberoptic internet service at a bulk rate. This does not apply to the first homes built in Founder's Village. The cost is included as part of the assessment fees. You are welcome to choose an additional provider; however, residents cannot opt-out of the internet fee. If your home has an existing modem or router, simply use the information listed on it to access the internet. If your home does not have a router, call (855) 234-5733 to set up new service and identify yourself as a Daybreak Bulk HOA customer.

Community Management

Board of Directors and Open Meetings

The Board of Directors for the Daybreak Community Association is made up of both developer and resident representatives. Open Board Meetings are an opportunity for residents to learn about the Association and bring information to the attention of the Board. Click below for a list of upcoming Open Board Meetings.

Committees

The Daybreak Community Association currently has four standing committees. There are also Ad-Hoc committees formed from time to time to work on specific projects and then disbanded when the project is complete. The permanent committees are Budget and Finance, Compliance, Design Review and Neighborhood Advisory Committees. If you are interested in joining one of these committees, click below.

Governance

The governing documents are deed restrictions recorded against each property in Daybreak. They make up the legal documents that establish Daybreak as a master-planned community and govern its operation. To protect property values and preserve the character of the community, the legal documents provide the establishment of architectural standards and the development of rules that govern property use within the community. You are encouraged to read all of the governing documents received at or before closing. These documents can also be found on our website by clicking the link below.

Amenities and Common Areas

Daybreak Community Center

The Daybreak Community Center (DCC) provides a fitness center, indoor track, gymnasium, room rentals, ChildWatch and fitness classes for residents.

Fitness Center

The Daybreak Community Center offers a fitness center open to all residents on the second floor of the facility. Some of the available equipment includes treadmills, ellipticals, recumbent bikes, stair steppers, rowers, upright bikes, stretch machines, various resistance machines, strength training equipment, free weights and more. You must be 14 and older to go to the fitness center alone. Ages 12-13 can be accompanied by an adult. Ages 11 and younger are not allowed in the fitness center.

A two-hour minimum is required for all room reservations. Any set-up and tear-down must take place during your scheduled reservation time. Audio and visual capabilities are available upon request. A deposit of half the total rental fee is required at the time of booking.

Children 2 - 8 Years Old | $3/hour | $30 monthly pass

Children 6 months - 2 Years Old | $4/hour | $40 monthly

Group Fitness

Group fitness offers a variety of classes such as Cycle, High Fitness, Barre, Step, Yoga, HIIT and more! Fitness classes are offered Monday - Saturday. Classes are $7/each. You can also buy a monthly group fitness membership for $40/month or $30/month with a one-year commitment and monthly autopay. Guest Passes

Effective May 28, 2022, the amenity guest pass policy is available to residents. The policy for 2022 is as follows:

  • Guest(s) must be accompanied by a current resident that is at least 18 years of age and is a member in good standing.
  • Resident must sign the Resident Guest Pass Release Form for liability waiver and list the name(s) of Guests
  • Guest Passes must be purchased by the resident in person at a qualifying amenity: DCC, pools or Beach Club.
  • Residents are responsible for the behavior and actions (including any damages) of their guests.
  • Residents are limited to five (5) guest passes per day
  • Management reserves the right to restrict guest pass use at a qualifying amenity subject to capacity limits at that amenity.
  • Guest Pass is $5.00 and is valid for the date of purchase only
  • Guest Passes may be purchased only by credit card at the pools and Beach Club. Cash is accepted at the DCC.
  • Guest Pass does not permit access to the following: Group fitness classes, ChildWatch or LiveDAYBREAK events.
  • Guest passes can be purchased for $8 to attend a group fitness class.

Oquirrh Lake

Watercraft Rentals at the Beach Club

Watercraft including kayaks, canoes and paddle boards are available for Daybreak residents to check out from Memorial Day weekend until Labor Day weekend. Show your amenity card or Kisi app at the Beach Club adjacent to SoDa Row, and the Harbor Master will happily lend you a watercraft.

Personal Watercraft

Seasonal watercraft permits are required for residents who want to use their own personal kayak, paddle board or other approved watercraft on the lake. Each permit costs $12 and is good for one year and one watercraft. Please place the permit sticker on the front left side of your watercraft. To buy a permit, click below and select 'watercraft permit.'

Duffy Boat Tours

Duffy boat tours are available Memorial Day - Labor Day. The Duffy boat offers free 30-minute tours of the lake to residents on a first-come, first-serve basis. These tours run Thursday - Sunday from 4 - 8 pm. Residents can also reserve the boat for a private dinner cruise for up to six people. Time slots are 1.5 hours long. The price is $40/dinner cruise. Participants must bring their own dinner and drinks. Dinner cruises run Monday - Wednesday from 5:00 - 6:30 pm and 7:00 - 8:30 pm. All reservations can be made online through the RecDesk link below.

Lake Swimming

Swimming and wading are not allowed in Oquirrh Lake due to the effect this would have on the water quality and ecosystem. This includes four-legged residents as well.

Fishing

You can fish in Oquirrh Lake from the shoreline in the designated fishing areas. You must have a valid Utah State fishing license, and all corresponding rules apply. Please stay within the designated fishing areas as posted.

Parks

Daybreak's parks include a 50-mile trail system for both bikes and foot traffic, as well as sports courts, pavilions and playground equipment. Residents can reserve a pavilion by calling the Daybreak Community Center at (801) 253-6418. Please note that no motorized or electric vehicles are allowed on trails.

Garden Plots

Choose from six communal gardens and rent a plot for your summer vegetables. The growing season is from April 1 - November 1. Contact John Dixon at jdixon@ccmcnet.com for more information.

Pools

Brookside Pool, DCC Pool, Eastlake Pool, Highland Park Pool, and the Splash Pad are open every day of the week from Memorial Day weekend to Labor Day weekend. Limited hours are available during extended dates. Click the link below to find the specific hours for lap swimming, open plunge and more. Programs including swim lessons, Splashball, water aerobics, youth swim team and tsunami fitness are available for an additional cost to residents.

Snow Pushing

City of South Jordan

The City of South Jordan is responsible for snow-pushing services for all public streets, lanes and through alleys. The City does not service dead-end alleyways.

Single-family Homeowners

These residents are obligated to push snow from their driveway, entry walks and public sidewalks in front of and on the side of their home.

Sub-Associations & Benefited Service Areas (BSAs)

These homeowners pay additional assessments to have these services provided to the common area driveways and walking paths within their complex. Dead-end alleys that are part of a BSA or Sub-Association are pushed for residents.

The Association handles snow pushing on some sidewalks of common areas, green courts and paseos. Click below for more details.

Community Standards

Design Review

Exterior Modifications

All landscaping and exterior modifications must be approved by the Design Review Committee before they are installed to ensure all residents adhere to the community standards. If you plan to make any modifications to the exterior of your home, review the necessary steps on our design review page.

Flip the Strip Initiative

The Daybreak Community Association has always supported water conservation. The Board of Directors has accepted pre-approved waterwise templates that residents can use to flip their park strip. The templates are available on our website.

Compliance

Daybreak Standards

To keep Daybreak looking beautiful and protect property values, the community standards team inspects the community daily. As needed, they work with residents and help educate the community on standards outlined in the governing documents. Say hello if you see them walking around your neighborhood. Leasing

If you wish to lease your property, you must have lived in your home for at least 12 consecutive months, as per the governing documents. Tenants can have access to all amenities if the homeowner fills out a leasing verification form. All tenants must abide by the Association's governance. Leasing terms must be for a period of no less than 30 days. For more information, see below.

Boat and RV Parking

Recreational vehicles are allowed on streets and in driveways for up to 24 hours in any four-day period. Storage of these vehicles is prohibited on streets, in backyards and on driveways.

Park Strip Trees & Maintenance

The street trees have been planted in your park strip by a representative of the developer. Once the home is purchased, it is the responsibility of the homeowner to care for these trees and ensure their survival. If the park strip trees die, it is up to the homeowner to replace the trees. Please visit a local nursery for tips on tree care.

Entities to Better Serve You

The Association manages the day-to-day operations of the community such as community standards and maintenance of common areas and community amenities. Assessments collected for the Daybreak Community Association are used to fund the operation and maintenance of common areas and amenities within the community.

The Board of Directors for the Daybreak Community Association contracts with CCMC for community management service on behalf of the residents. CCMC is a national leader in community management and employs the onsite management team for the Association. CCMC's vision is to “revolutionize large-scale community management by inspiring meaningful experiences for residents and team members.”

Benefited Service Areas

Benefited Service Areas (BSAs) are established to provide certain benefits to the owners who are part of the service area. Services provided can range from lawn care, snow pushing, some exterior maintenance and more. BSAs are owned and maintained by the Master Association, and therefore, are not a separate entity. LiveDAYBREAK is independent from the Association and under the direction of its own board of directors. It enhances the lives of residents through five values: connectivity, lifelong learning, healthy living, arts & diversity and giving back. Each week residents have several opportunities to learn, volunteer and connect with one another through events and activities.

Community Enhancement Fee and LiveDAYBREAK

To fund LiveDAYBREAK, sellers pay a one-time community enhancement fee of 0.5% at the time of closing and transfer of title. Activities are funded through these community enhancement fees and sponsorships, not assessments.

All public streets, streetlights, signage and trash pickup in Daybreak are managed by the City of South Jordan. A few of the parks including Callender Square, Hillside Park, Sunrise Mountain Park and Highland Park are also maintained by the City. Visit sjc.utah.gov for more information.
