Are you wondering where to start? Below is a how to guide to finding your dream home! Are you ready for the adventure?
- Step 1: Find a Lender you love, and get your pre-approval. Once you are pre-approved the pre-approval is valid for up to 90 days!
- Step 2: Have at least $6,000-$12,000 in savings, 60 days of bank statements, 30 days of pay stubs and 2 years of tax returns.
- Step 3: Clear up any collections or credit issues once your lender looks everything over. PRO TIP: Maintain a credit score of 620 and above!
- Step 4: House Hunt! Once you are pre-approved, we will begin your search - You will make a list of your 'wants' and 'needs' and the fun begins! I will utilize the information you have provided me to send you the available options currently on the market that fit your budget & criteria.
- Step 5: SUBMIT AN OFFER!
- Step 6: Once your offer is accepted, it's now time to find an inspector. PRO TIP: NEVER waive an inspection this is to protect you, the buyer.
- Step 7: Lender Orders Appraisal
- Step 8: Prepare Final Documents for closing. PRO TIP: depending on your loan closing can take 30-60 days.
- Step 9: Complete all signatures for final documents at the closing table and wait for the official notice of funding.
- Step 10: GET YOUR KEYS!!

STEP ONE: GET A LENDER YOU TRUST & GET PRE-APPROVED!
What does a lender do? They get you approved & ensure all of the benefits you could qualify for are applied. Your lender is who is going to approve you for a home loan based off of information they obtain from you directly. That's right! As an agent, I do not see any of your financials. This part of your home buying process is completely confidential between you & the lender. All I need as your Agent is your budget! Lenders are a vital part of the home purchase process, so get one you connect with and trust!

What is an inspection? Why do I need one? An inspection is performed by a licensed professional. The inspector will come into the home and inspect every inch to ensure you know what you are purchasing and to make sure that there is no severe repairs needing to be done. The inspector will send a detailed report that we will go through together to see if any repairs need to be made by the sellers prior to closing. **PRO TIP: NEVER waive the inspection and always have the inspector come back by the property to make sure requested repairs were completed.
