Welcome to the Town of Nantucket Housing & Real Estate Quarterly Newsletter. Our first edition will give you a bit of background on who we are and what we do!

Town of Nantucket Housing & Real Estate Office

The Housing & Real Estate Office is part of the Administration/Select Board department for the Town of Nantucket. The office is comprised of Tucker Holland, Housing Director, Ken Beaugrand, Real Estate Specialist, and Hayley Cooke, Office Manager. On the Housing side, the office develops strategies to meet the housing needs of year-round Nantucketers, works to ensure Town compliance with federal and state affordable housing production requirements, teams up with the Affordable Housing Trust to further these goals, and advises Town Administration and the Select Board regarding affordable housing needs, efforts, and opportunities on Nantucket, and more.

On the Real Estate side, the office works to support Town Administration with a diversity of real estate matters including but not limited to town meeting warrant articles, contract/lease/license review and/or preparation/administration of terms, assistance with real estate transactions, including acquisitions, eminent domain takings, appraisals, conveyances, procurement requirements, and real estate development and maintenance projects.

The Affordable Housing Trust

The Town of Nantucket Affordable Housing Trust Fund was established by the unanimous vote of 2009 Annual Town Meeting Article 72. The Trust’s enabling legislation was amended in 2014 in part to prescribe the following make-up of the board: (1) Select Board representative, (1) NP&EDC representative, (1) Housing Authority representative, (1) real estate representative and (3) at-large representatives.

The purpose of the Trust is to provide for the creation and preservation of affordable housing in the Town of Nantucket for the benefit of year-round low and moderate income households who if not would have difficulty, financial or otherwise, locating housing on Nantucket.

Closing Cost Assistance Program (CCAP)

The Town of Nantucket, through its Affordable Housing Trust, offers a zero percent (0%) loan of up to $15,000 for each eligible buyer to put towards closing costs for the purchase of deed-restricted affordable units. It is intended to assist year-round residents qualifying at the 80%-175% AMI level.

Covenant Formation Assistance Program (CFAP)

The Town of Nantucket, through its Affordable Housing Trust Fund (AHTF), offers a zero percent (0%) loan of up to $10,000 to eligible residential property owners to put towards costs to create a new Nantucket Housing Needs Covenant (“Covenant”) Home. The goal of the program is to increase the number of Covenant Homes available for purchase among the low-and moderate-income households in Nantucket. Housing Nantucket administers CFAP on behalf of the AHTF.

Housing & Real Estate Office New Location

The Housing & Real Estate Office is now at a new location! We’ve moved to 3 East Chestnut Street (behind the Visitor Services building). Stop by and say hi!

31 Fairgrounds Road

Lots of progress is being made on the construction of the 22 year-round unit development, Wiggles Way Affordable Rentals located at 31 Fairgrounds. Households in the 50-80% AMI will participate in a lottery and households in the 81-150% AMI will be chosen from a Ready-to-Rent List. This is anticipated to be on-line Q2 of 2023. Reach out to Housing Nantucket to learn more.

22 year-round unit development located at 31 Fairgrounds is expected to be finalized by mid-year 2023.

Requests for Proposal (RFPs)

RFPs for several affordable housing developments will roll out this fall and winter. These properties include: 135 + 137 Orange Street, 7 Amelia Drive, and 12 + 12A Bartlett Road.

These three sites collectively represent the opportunity to create housing for approximately 40 Nantucket year-round households.

Affordable Housing Trust meetings are open to the public. Join us via Zoom on the 3rd Tuesday of the month at 12:30pm. Visit the Town website to see meeting postings and minutes. You will find a Zoom link for each meeting on the corresponding agenda.
