Tara Creek August 2022

We're Building in the Rain

We have received inordinate amounts of rain this month (4.6” per the on-site rain gauge) and therefore progress has been slower than planned, but Mass Grading is complete and storm installation is 80% complete. The majority of the concrete storm water structures have been delivered to the site and are being installed. Additionally, the building pads are being graded and put on finished floor elevation. The sewer installation is ~75% complete and progressing well. We have run into some rock in the Sewer trenches, however the contractor has been able to rip the rock to date. The remaining PVC for the Sewer is on site and the Ductile Iron Pipe for the Water has been delivered. We have utilized PVC for all the Sewer and we have reduced the number of sewer taps significantly by doubling up Sewer laterals. The fire line will have to remain ductile iron.

We are still waiting on the power layout and design and have started the layout and design for phone and internet. We have obtained our first round of vertical construction pricing and it is in line with our budgets. Per our consultants, we are exempt from the ADA and Fair Housing accessibility requirement which will allow us to remove the six 24’ wide units we previously designed and pick up two additional 22’ wide units.
