Phase 1 Update
July has seen the initial completion of the turn lane, blacktopping of the main road, adding the flume, and the sodding of the front detention pond. We put down seed and grass near the front of lots as directed by engineers and county requirements. Maintenance bond requirements have been submitted to the lender. Once completed, we can submit for final plat approval. Plans for the clubhouse design are being worked on. Once the foundation is started on the clubhouse, our internet provider will begin wiring. A home plan on each lot of phase I was agreed upon and engineering is completing the dimensional spec layout, including setback measurements so that we will be ready for vertical permit submission to the county. Final inspection by county has been delayed to August because of slow county response. Because of this, checklist items will not need to be completed prior to plat approval if a plan to complete is in place. The county required changes will not slow final sign off for final plat, but that seems to now push final plat approval likely to be closer to mid-August. Additionally, after initially approving the first cul-de-sac radius, the county wanted it enlarged. Because it was previously approved, the county, engineering, and excavating team will cover costs.
Phase 2 Updates
Phase 2 has seen good grading progress. Most grading from Phase 1 to the back of the property in Phase 2 has been completed. Grading is set to begin this coming week on the detention pond at the back of the property. The Phase 2 approval process is still on track to be completed in the next 3 months. The pump station is complete except for final attachment to current system and electrical hook-up, which won’t happen until we sign off Phase 2. We have also had some drawbacks and delays with the county and sub-contractors. The county officials required changes be made to the work on the turn lane, including re-striping and moving some pipes that were not laid to initial engineering plan by one of the sub-contractors. An action plan to improve has been communicated between the site contractor (who hired the subcontractor) and engineering. Correction costs will be born between the site work company and their subcontractor. Adjustments to phase 2 cul-de-sacs have been made with no incurred cost. Despite county response delays, we have continued to make good progress with Phase 2 and should not delay building vertical progress more than 2-3 weeks.
